Request Records

Lot owners, committee members, buyers, mortgagees, and other authorised parties may request access to body corporate records in accordance with the relevant body corporate legislation.
Body corporate records may include meeting documents, financial records, levy information, by-laws, insurance information, reports, correspondence, agreements, and other records held by the Body Corporate.
Who Can Request Records
Access to body corporate records may be available to authorised persons, including:
lot owners;
committee members;
mortgagees;
buyers of a lot;
authorised representatives;
other persons with a proper interest in the records.
The Queensland Government states that owners, mortgagees, buyers, some interested persons, and their agents may access body corporate records. Requests generally need to be made in writing and may be subject to applicable fees.
How to Request Records
To request access to body corporate records, please complete the Request Records form available in the Forms section of the FAIRPAY Strata website.
Your request should include:
your full name;
your lot number or relationship to the scheme;
the specific document or record you are requesting;
whether you would like to inspect the record or receive a copy;
your preferred contact details.
Once submitted, FAIRPAY Strata will review your request and respond in accordance with the applicable body corporate requirements.
Access and Fees
Record access may be subject to body corporate record access requirements, including applicable inspection or copying fees.
Where a request is valid and any required fee has been paid, access will be provided within the required timeframe.
Committee Member Access
Committee members may request reasonable access to inspect body corporate records in accordance with applicable body corporate requirements.
Privacy and Confidentiality
Some body corporate records may contain personal information. Personal information is handled in accordance with our Privacy Policy.
Records may only be used for lawful and proper body corporate purposes.
